PACE: Replacing Expensive Mezz and Equity in the Capital Stack Property Assessed Clean Energy (PACE) is a financing mechanism that enables up to 30 year, fixed-rate, non-recourse financing for infrastructure upgrades in commercial buildings. The financing gets repaid via a special assessment on the building’s property tax. Since assessments are transferable, if the owner sells the building, he/she does not have to pay back the financing. If the client has NNN tenants, this assessment can potentially be passed on to the tenants. PACE is taking off around the country and Joshua Kagan from CleanFund — the national leader in commercial PACE — will give a talk on how it works and where it can be used
